Buying Property in Dubai as a Foreigner: A Practical Guide

Foreigners can buy property in Dubai. In the designated freehold areas set by the authorities, non-UAE nationals can own apartments, villas and townhouses in their own name. This guide explains the usual steps and costs so you can plan with confidence. For your specific case, our team will confirm the current rules on WhatsApp.

1. Define your budget and goal

Decide whether you are buying to live, to rent out or as a long-term investment, and whether you prefer a ready property or an off-plan project. This determines the areas, property types and payment options that fit you.

2. Choose a freehold area and property

Popular freehold communities include areas such as Dubai Marina, Downtown Dubai, Business Bay and Palm Jumeirah, among others. Our agents will tell you which communities qualify for foreign ownership and help you compare listings.

3. Reserve and sign the agreement

Once you agree on a price, the buyer and seller usually sign a sale agreement and the buyer pays a deposit. For off-plan units, you sign the developer’s Sale and Purchase Agreement (SPA) and follow its payment plan.

4. Transfer and registration

The transfer of ownership is registered with the Dubai Land Department (DLD). Buyers typically pay the DLD transfer fee (commonly 4% of the price), plus registration and trustee charges, and an agency commission when an agent is involved. If you use a mortgage, there are also bank and mortgage registration fees. Ask us for a written estimate for your property.

5. Financing

Some UAE banks offer mortgages to non-residents, subject to their own criteria. Down-payment requirements and conditions vary by bank and by buyer profile, so get a pre-approval before you commit.

6. Residency options

The UAE offers long-term residence options, including the Golden Visa, for property investors who meet the official investment threshold and conditions. Requirements can change; our team will confirm the current rules for your case before you buy.

Documents you will usually need

  • Valid passport (and Emirates ID if you are a UAE resident).
